About the job

This role extends beyond traditional interior design, involving full project management from property selection to project completion. Responsibilities include property research, acquisition, renovation or reconstruction planning, design execution, material analysis, and environmental assessments. It requires a dedicated, full-time commitment throughout the entire project lifecycle, from initial research to delivering the finished project.
Key Responsibilities:

1. Property Research & Design Implementation:
Conduct research on properties in Scotland and Australia, gathering details on size, layout, and construction to guide design decisions.
Analyze property reports, including structural assessments and pest control issues, ensuring compliance with local laws.
Ensure designs adhere to Scottish property regulations and fire safety codes.

2. Design Visualization & Planning:
Allocate a minimum of 40-50% of time for sketching and planning. Create designs, room layouts, and blueprint plans.
Create 3D models and presentations to communicate design ideas.

3. Cost Estimation & Budget Management:
Prepare estimates for materials, labor, and logistics, tracking market trends to ensure accurate forecasts.
Ensure project costs stay within budget without sacrificing quality.
Work with suppliers to secure cost-effective solutions and maintain timelines.

4. Supplier Coordination & Communication:
Establish relationships with local suppliers and contractors for materials.
Track supplier contacts, order delivery, and ensure timely material delivery.
Communicate with property managers/real estate agents to address any property-related issues.

5. Regulatory Compliance & Document Management:
Ensure all necessary permits and documentation align with Scottish property regulations.
Maintain organized archives of project documents for future reference.

6. Team Project Updates & CRM Management:
Enter project status updates in CRM to track progress.
Collaborate with the team to ensure designs are finalized.

7. Weather & Environmental Considerations:
Analyze local weather conditions to optimize design choices for durability and comfort.
Select materials based on temperature, humidity, and rainfall patterns.

8. Digital Tools & Software Utilization:
Use tools like ChatGPT, Excel, and design software to enhance work efficiency.
Leverage CRM to track project updates and client communication.

Other requirements

1. Degree in architecture, interior design, or a related field.

2. Familiarity with design software (AutoCAD, SketchUp, Revit, Lumion) and Microsoft Office.

3. Excellent research, analytical, and communication skills.

4. Previous experience in design or property management.

5. Familiarity with property laws and building codes in Scotland and Australia.
